DIY Mold Test Kits vs. Professional Testing
DIY kits are inexpensive, but they have real limits. Here's an honest comparison.
How DIY kits work
Most kits use a settle plate (a petri dish left open for a set time) or a swab. Some include an optional mail-in lab analysis.
The limitation of settle plates
Mold spores are present in almost all indoor and outdoor air, so a settle plate will nearly always grow something. Without a measured air volume and an outdoor comparison, a "positive" result doesn't tell you whether your home has a problem.
Comparison
| DIY kit | Professional | |
|---|---|---|
| Cost (estimate) | $10–$50, plus lab fees | $300–$1,000+ |
| Finds hidden moisture | No | Yes (meters, thermal imaging) |
| Outdoor baseline | Rarely | Yes |
| Usable for real estate or insurance | Generally no | Usually yes |
| Identifies mold type | With lab add-on | Yes |
When DIY makes sense
- Identifying what a small visible spot is (swab with lab analysis).
- Curiosity or early screening when there's no water damage or health concern.
When to call a professional
- Water damage or flooding
- Persistent musty odor without visible mold
- Health symptoms in the household
- Home purchase, sale, or landlord dispute
- Confirming remediation is complete
